Boulevard Central District Zoning Updates
Amherst Implements its new Mixed-Use Districts in Sector 2

In December the Town Board will conduct a remote public hearing for the second phase of the rezoning process for approximately 200 parcels of land within the Boulevard Central District. This triangular area is bounded by Niagara Falls Boulevard to the west, the I-290 to the north and Sheridan Drive to the south. Phase one, was approved by the Town Board on September 21, 2020 and rezoned 125 parcels south of Maple Road.

The majority of the parcels affected within Sector 2 of the Boulevard Central District are currently zoned GB(General Business) SC(Shopping Center) or RD (Research & Development). The new mixed-use regulations will enable the Town to better regulate the design of buildings and their relationship with surrounding sites and neighborhoods, as well as encourage varied types of land uses.

On December 14, 2020 at 7:00pm the Town Board will be holding a remote public hearing using the Zoom meeting application for Sector 2 of the project, which includes those properties north of Maple Road.  Resident/landowner notices have been mailed out to allow those affected to visit this project page for more information and/or dialogue with the Planning Department in advance of the remote hearing. Individuals are encouraged to view the power point presentation found in the hyperlink below to be learn about the project and be introduced to the Town’s newly adopted mixed-use regulations.

Additionally, individuals are encouraged to reach out to the Planning Department using the feedback form on this project page.
