Boulevard Central District Zoning Updates
Amherst Implements its new Mixed-Use Districts in Sector 1

Beginning in August, the Town will conduct a remote public hearing for Phase One of the rezoning process for approximately 200 parcels of land within the Boulevard Central District. This triangular area is bounded by Niagara Falls Boulevard to the west, the I-290 to the north and Sheridan Drive to the south.

The majority of the parcels affected within the Boulevard Central District are currently zoned GB -(General Business) or SC - (Shopping Center). The new mixed-use regulations will enable the Town to better regulate the design of buildings and their relationship with surrounding sites and neighborhoods, as well as encourage varied types of land uses.  The new regulations also offer varying building heights so commercial buildings can better “fit in” with surrounding development and be more contextually sensitive.

On August 20, 2020 at 6:30pm the Planning Board will be holding a remote public hearing using the Zoom meeting application for Sector 1 of the project, which includes those properties south of Maple Road.  Resident/landowner notices have been mailed out early to allow those affected to visit this project page for more information and/or dialogue with the Planning Department in advance of the remote hearing. Individuals are encouraged to view the presentation video found below to learn about the project and be introduced to the Town’s newly adopted mixed-use regulations.

All questions and/or concerns, along with answers to questions, will be summarized in an anonymous format and posted to this page on a weekly basis.
