Reverse Mortgage Counseling
A Different Kind of Loan: In Reverse
Available to homeowners who are at least 62 years old
A reverse mortgage is a special type of home loan that lets you convert a portion of the money value in your home into cash.
The equity (money value of your home in excess of claims or liens against it) that has built up over time can be paid to you.
A reverse mortgage is sometimes called a “Home Equity Conversion Mortgage” (or HECM)
Unlike a traditional home equity loan or second mortgage, HECM borrowers do not have to repay the HECM loan until the borrowers no longer use the home as their principal residence or fail to meet the obligations of the mortgage.
You can also use a HECM to purchase a primary residence if you are able to use cash on hand to pay the difference between the HECM proceeds and the sales price plus closing costs for the property you are purchasing.
The cash you get from a reverse mortgage can be paid to you in a number of different ways:
- A portion of your loan can be taken as a lump sum at closing;
- As a regular monthly cash advance;
- As a "credit line" account that lets you decide when and how much of your available cash is paid to you; or
- As a combination of these payment methods.

Financial Coaching for Individuals
Whether you’re planning to purchase a home, save for educational expenses, or start a small business – good money management is an important first step. Our counselors can meet with you one-on-one to assist you in developing a saving/spending plan, help you to understand your credit report, teach you how to improve your credit and assist you in putting together an action plan that will help you meet your financial goals.
Homebuyer Education
Folks planning to purchase their first home can take advantage of our more advanced financial education classes and individual coaching. They can participate in six hours of education targeted specifically to prospective homebuyers and learn about the costs of owning a home, pros and cons of homeownership, steps to purchasing a home, shopping for a mortgage, managing credit/debt, how to find just the right house, and finally, what to do after closing.
Post-Purchase Financial Education
Classes for new homeowners address issues of long-term affordability such as saving for repair and replacement, avoiding home improvement scams, use of credit/predatory loans, refinancing or modifying the mortgage, routine and seasonal maintenance, and creating and sticking to your household budget. Participants also learn about available housing rehabilitation programs, foreclosure prevention techniques and, for seniors, the home equity conversion mortgage.

These workshops are often a requirement to participate in Down Payment/Closing Cost Assistance Programs, Savers Clubs and First-Time Homebuyer Mortgages. All workshops are available to people needing special physical accommodations or interpretation. Please request your specific need when registering for the workshop. If you are unable to visit us in person, click to contact us here, and we will accommodate your special needs.
This program is approved by and fulfils the education requirements of HUD, Fannie Mae, Freddie Mac, the Federal Home Loan Bank and area lenders. A certificate will be handed out at the end of class. Please be advised that in order to attend the workshops, you must make a reservation. Those who do not will not receive a Certification of Completion.
